RICS Homebuyer Survey and Valuation Report


Honeysuckle Cottage ExtensionA report produced in a standard format set out by the RICS, suitable for most properties built of traditional construction and which are in reasonable condition, and not subject to substantial alteration or extension.

The survey although thorough, is limited in its extent as it does not detail every aspect of the property and only focuses on urgent matters which need attention.

The RICS Homebuyers Report and Valuation will include the following:

  • The general condition of the property
  • Identification of major faults in accessible areas that may affect the value of the property
  • Urgent problems that need further more detailed inspection by a Building Surveyor, a Structural Engineer or specialist timber/damp surveyor
  • Indication of damp and/or timber decay through woodworm and rot
  • The estimate rebuilding value of the property.
  • The current value of the property as an open market valuation.

 

Building Survey


A Building Survey is a comprehensive inspection of a property, examining all accessible parts of the property produced within a detailed report that highlights the quality of the construction, major defects, maintenance standard and expected deterioration.

A Building Survey includes details of:

  • The general description and form of construction
  • Major and minor defects
  • Results of damp testing
  • Identification of timber decay (rot and woodworm)
  • Recommendations for any further inspections or enquiries
  • The condition of damp proofing, insulation and drainage (where visible)
  • A building survey excludes a valuation on the property
